Step by Step

Purchase Process

Initial Contact

Our client, a family member, or friend can contact the main office at www.constructoracentenario.com or any Sales Advisor from Constructora Centenario to receive all information and advice to define which property you wish to purchase.

Property Reservation

Reserve the property and send all required information to the advisor.

SAGRILAFT Form

Complete the Sagrilaft form; as a company, we are required to comply with SAGRILAFT regulations (Self-Control and Comprehensive Risk Management System for Money Laundering and Terrorism Financing).

Purchase Agreement

Complete the purchase promise or adhesion contract, which specifies the amount to pay, number of installments, payment dates, etc.

Digital Signature

Approve and digitally sign the document. At Constructora Centenario, we are committed to the environment. We currently have a "Zero Paper" policy, so all our documentation will be done through AUCO, a platform for electronically signing documents with the highest security and legal validity.

Trust Fund Registration

Complete the trust fund registration by filling out a form with required data and scheduling a short call to finalize the process.

Trust Fund Payment

Make the payment to the trust fund following the instructions. Select the project and enter the trust assignment number given during the registration process.

International Transfers

If you need to make a transfer from abroad, we will send you instructions according to your country and the bank where you wish to make the transaction. You can open a savings account in Colombia through the bank's app to make the transfer and then pay directly through the trust fund website.

Continuous Support

Constructora Centenario will provide all the help, support, and advice needed at any time to resolve any questions, fill out forms, etc.

Property Delivery

Cash Payment

At property delivery, the client must have paid the full value of the property, then the deed transfer and property delivery process will be completed.

Credit Payment

At property delivery, the client must have paid the entire down payment and have processed and approved the mortgage loan; then the deed transfer and property delivery process will be completed.

If the buyer is in Colombia, they can complete any procedure, payment, property receipt, etc., even with a "power of attorney".

If you wish to apply for a Mortgage Loan, it can be done through an authorized Broker in the country where you are located.

International Broker

The international broker is a company or intermediary authorized by banks and construction companies in Colombia, providing advice and support. They handle the Mortgage Loan process for purchasing property in Colombia, collecting and verifying documentation and forms, and delivering them to the bank for credit evaluation.

Important: The Broker charges a fee to the buyer; therefore, it is important to ask about costs and conditions before starting the process, as these are each broker's policies and have nothing to do with the construction company.

When the loan is approved, you can make monthly payments through international money transfers.
